STRATA INSPECTION REPORT

An analysis of the owners corporation’s records to provide clients with the knowledge they need to negotiate or to provide reassurance and insights.

Providing information on;

Building

  • Repairs and maintenance history from the last 5 years
  • Details of any reported major defects
  • Work Health and Safety status

Financial

  • Levy amounts
  • Balances in the administrative fund and capital works (sinking) funds
  • Details of any special levies
  • A balance sheet showing total assets and liabilities for the owners corporation

Insurance

  • Details of the common property insurance policy

People

  • Details of the applicable by-laws
  • Clear notation on whether owners can keep pets
  • Details on any major conflicts or disputes
  • Copies of meetings from all owners and the executive committee.

Typically the following documents are attached to our reports

  • Extracts from reports such as the sinking fund forecast, Work Health & Safety Report, Asbestos Report etc
  • Balance of the sinking fund and administrative funds
  • Insurance information
  • By-laws
  • Minutes from annual general meetings and executive committee meetings
