Why Coastal Strata?

Generally speaking we are on the buyers side providing strata reports to purchasers.

We also provide Vendor Strata Inspection Reports where a report is ordered by the vendor when listing their unit for sale.

When buying a property you’ll engage a mortgage broker, conveyancer and buyers agent.

When buying a strata titled property (like an apartment) you also need a strata inspector to check for issues about the complex before deciding to buy.

That’s where we fit in.

REALLY SIMPLY WE:

  • Discover what’s happening now

  • Forecast what’s next

  • And explain what this could mean for you as a buyer

You just can’t find out this information by going to an open for inspection.

Your report will be filled with valuable insights to help you:

  • Move forward with confidence.

  • Negotiate the price or terms if there are some issues.

  • Or perhaps pull out of the purchase if you have concerns.

Strata reports

Purchasing a property is a significant investment and requires an informed approach.

Our reports give you a comprehensive overview of the building's scheme and offer the critical insights you need before moving forward with your purchase.

Our team of strata experts have worked in all facets of the industry, giving them the experience they need to offer reliable and accurate reports.

What is a strata report?

A strata report is an essential document that provides an in-depth review of the operational health and management of a strata scheme.

This report covers various aspects, including the financial stability of the strata, the condition of common property, maintenance plans, and any potential legal or insurance issues.

Our expert team conducts a thorough inspection of the scheme's records to compile a report that includes all the key details you need.

What’s included?

Our strata reports are meticulously prepared by our in-house team of professionals, each with extensive industry experience.

Our reports focus on a few key areas including:

  • What's been repaired and what's not being repaired?

  • How much are the levies? Are there special levies?

  • How much cash is there?

  • Are there any restrictions on pets, major conflicts or issues at meetings that you should know about?

We also include copies of relevant documents from meeting minutes, financial statements, insurance details, the by-laws and defect and other reports.

Regardless, your conveyancer will be able to include a special condition in your contract of sale that recovers the cost of the report from the purchaser.

Aerial inspection reports

Understanding the structures and features on a property is crucial for effective management and maintenance, benefiting unit owners, Strata Managers, Building Managers, Service Providers, and Property Managers alike.

Typically we work with Strata Managers or Building Managers obtaining a report for their client’s strata property whether that be residential, commercial, mixed use or a BMC.

Our Aerial Inspection Report use drones to capture video and images, offering a fresh perspective on the property. This includes inaccessible building elements like the roof and external facade, all presented in high-resolution aerial footage.

With our report, everyone gains access to a new viewpoint allowing a deeper understanding of the property. We trust that our findings will serve as an invaluable reference point.
