Coastal Strata has been helping property buyers understand strata properties across NSW since 2011.

We specialise in pre-purchase strata reports. Our team reviews the strata records, identifies the important information and explains it in clear, practical terms.

Since 2011, we have completed more than 15,000 strata reports across NSW and built long standing relationships with conveyancers, buyers agents and property buyers.

Our experienced in house team is supported by established systems, processes and an extensive archive of historical strata records built over many years.

Coastal Strata was founded by Craig Baylis following his earlier experience in strata management.

Today, the business combines that industry knowledge with an experienced team and a consistent approach to every report.

Our Team

Craig Baylis founded Coastal Strata in 2011 after working in the strata industry since 2003.

His experience spans strata management, property ownership and more than 15 years running Coastal Strata.

During that time, Coastal Strata has grown into an experienced in-house team that has completed more than 15,000 strata reports across NSW.

Craig remains involved in report writing, client support and the overall direction of the business, working alongside the team to provide clear, practical information to property buyers.

In 2024, Craig also founded Niche Cowork in Warilla, a workspace for local professionals and small businesses.
