Our background

For over a decade, Coastal Strata has been delivering comprehensive reports and expert advice to clients purchasing strata units throughout NSW.

Led by Craig Baylis, we are proud to provide insights into the intricacies of strata schemes and properties to empower our client’s property journeys.

Craig started his strata journey in 2003 working as a strata manager overseeing a diverse range of properties. In 2011 he founded Coastal Strata to meet the needs of those in the market for a strata-titled property.

His extensive industry experience allows him to evaluate a scheme’s current situation, forecast future expenses and break down these findings for you as a prospective buyer.

Our Team

Craig Baylis

Coastal Strata is led by Craig Baylis.

Craig has been fortunate to go through the property purchasing process several times himself, giving him a 360-degree view of what’s important when buying a strata property and even more so when owning one.

Over the past two decades, he has personally sourced, negotiated, and purchased properties across almost every format, from family homes and townhouses to apartments and commercial suites.

His property journey has been grounded in the Shellharbour and southern Wollongong region, where he’s lived and invested for more than 20 years.

Craig started in the strata industry in 2003, working as a Strata Manager keeping buildings running smoothly. In 2011, he founded Coastal Strata to provide clear, factual insights to buyers of strata properties throughout NSW.

Through this work he has reviewed and reported on thousands of strata schemes, helping clients understand the realities behind the buildings they are purchasing.

In 2024, Craig also founded Niche Cowork, a calm, plant-filled workspace for business and creative professionals in Warilla, transforming one of his own commercial suites into a shared environment that supports local professionals and small businesses.
